The individual in this position is responsible for embracing and promoting FYVEs standards by example. While personally managing the staff and of all aspects of a residential scattered site portfolio consisting of multiple properties around the Greater Pittsburgh Area (territory encompasses multiple counties). 

Essential Duties and Responsibilities:  

  • Manages and oversees operations, maintenance, administration, and improvement of properties. 
  • Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects. 
  • Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommend and coordinate legal action as necessary. 
  • Perform regular inspections of the property. Recommend and direct alterations, maintenance and reconditioning of the property as required. 
  • Acts as a liaison between on-site managers or tenants and owners. 
  • Meets with prospective tenants to show properties, explain terms of occupancy, and provide additional information. 
  • Develop and manage the property-marketing plan including but not limited to tenant relations and advertising to maintain building occupancy. 
  • Prepares detailed budgets and financial reports for properties. 
  • Maintains records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability. 
  • Directs and coordinates the activities of staff and contract personnel and evaluates their performance. 
  • Meets with clients to negotiate management and service contracts, determines priorities, and discusses the financial and operational status of properties. 
  • Prepares and administers contracts for the provision of property services. 
  • Investigate complaints, disturbances and violations and resolves problems following management rules and regulations. 
  • Confers regularly with community association members to ensure their needs are being met. 
  • Conduct and maintain positive relationships with industry, government and vendor representatives as necessary in the successful management of the property.

Job Qualifications:  

  • Education: Bachelor's degree (Preferred). 
  • Experience: 3-5 years of related experience. 
  • Supervisory: 1 year (Preferred). 
  • Ohio Real Estate License (Required) 

Knowledge, Skills, and Abilities:  

  • Ability to comprehend, analyze and interpret business documents and contracts. 
  • Ability to comprehend, analyze and interpret lease and other real estate documents. 
  • Ability to forecast and prepare budgets. 
  • Ability to respond to sensitive issues, complex inquiries or complaints from clients, tenants, vendors and management. 
  • Ability to make effective presentations to a client, prospective client, or internal staff. 
  • Ability to multi-task and consistently meet deadlines. 
  • Ability to work independently and in a team environment. 
  • Ability to manage the design, construction, and other professionals on tenant improvement and capital projects. 
  • Ability to negotiate effectively and respectfully.
